Brisbane Markets Limited (BML) completes annual insurance compliance inspections at the Brisbane Markets site. This is an essential component of BML’s critical risk management procedures.

A key component of these inspections is the identification and remediation of damaged Insulated Sandwich Panels (ISP). When the internal core of ISP is exposed, it poses a significant fire risk. This risk is particularly acute in cold rooms constructed with Expanded Polystyrene (EPS) panels, which are highly flammable.
Due to the extensive use of ISP on site, their condition is a primary focus during inspections. Minor damage—such as small penetrations—can often be addressed easily by sealing with silicone, as demonstrated in the image above.
More substantial damage may require replacement panels or partial reconstruction, depending on the extent of the damage. Modern cold room constructions now utilise fire-retardant Polyisocyanurate (PIR) panels, which offer significantly lower fire risk ratings compared to EPS.
BML reminds all Tenants of the importance of timely property maintenance to ensure the safety of everyone on site, as well as to ensure ongoing compliance with BML’s insurers.
