These are the questions Brisbane Markets wholesalers should be asking themselves after Brisbane Markets Limited (BML) announced it is seeking Expressions of Interest from Tenants who are interested in leasing a purpose-built modern warehouse and office space.

On the back of three major warehouse developments in five years, BML presently has two locations available at South Gate with the following options for two to three warehouses with the following tenancy areas:

  • 1 x 2,000 m² (approx.); and
  • 2 x 3,000 m² (approx.); or
  • 1 x 6,000 m² (approx.).

Depending on the needs of the successful Tenant, these premises can feature:

  • dock levellers/finger docks;
  • PIR insulated panel;
  • plant platforms;
  • modern offices and amenities;
  • purpose-built design;
  • new energy efficient lighting, etc.; and
  • a finished floor level of over 8.3 m AHD
Building E1 was officially handed over to Brisbane Markets Tenants, J.H. Leavy and Co, in August 2020.

As these buildings are yet to be constructed, the future process includes BML confirming prospective Tenant interest, finalising the building design and layout, securing executed lease documents, and progressing through the construction process. On this basis, handover of the completed premises could occur from early 2025.
