NEW LEASE

Building G Unit G-20a: Shelby Clarke has taken a new 12-month lease over the above Premises, commencing on 13 July 2026. Shelby will operate their Motherhood and Wellness Group business, The Mum Club, from the Premises after completing their move in. The Mum Club is a boutique motherhood and wellness studio, offering baby-friendly fitness classes, mother’s groups, educational workshops and wellness-based sessions for mothers and babies.

ASSIGNMENT OF LEASE

Building J Units J-17, J-18: GM Investments (QLD) Pty Ltd (Morco Fresh) has assigned the leasing rights to the Building J Units J-17 J-18 Premises to EM Ops Pty Ltd (Earth Markets), with settlement occurring on 11 June 2026. Earth Markets is an existing tenant in the tenancy next door, Units J-15 and J-16. Earth Markets operates several retail stores in Queensland and will complete works in the coming months to extend their current tenancy and update their processing in the tenancy.

With the assignment of lease, GM Investments (QLD) Pty Ltd is no longer a tenant at Brisbane Markets. Morco Fresh remains a tenant of the Brisbane Markets through related entities.

Building P Unit P-01: BMCSAD Pty Ltd has assigned the leasing rights to Building P Unit P-01 to ENLE Investments Pty Ltd, with settlement occurring on 17 June 2026. ENLE Investments is a related entity of TwentyNine Transport Pty Ltd, which operates the Iannelli Bros Transport business. TwentyNine Transport will continue to sublease and operate as a Transporter from the Premises.

With the assignment of lease, BMCSAD is no longer a Tenant of the Markets. However, the related entities of Alfred E Chave and APJ Logistics continue to operate from this site.

Building Z Unit Z-ZB: Melonberry Pty Ltd (Growers Own) has assigned its leasing rights to the Premises to SS & GS Pty Ltd, with Settlement occurring on 19 June 2026.

SS & GS Pty Ltd is a related entity of GS & SS Pty Ltd (Pine Plaza Fruit World) who operates several retail stores in Queensland and will continue to sublease and operate from the Premises.

Now that Settlement has been effected, Melonberry Pty Ltd is no longer a tenant at Brisbane Markets.

Training Room 1: This 49 m2 training room has the capacity to seat up to 16 people.

Can be used in conjunction with Training Room 2 and/or the kitchen.

Training Room 2: This 89 m2 training room can seat up to 60 people or around 150 people standing.

Audio visual including up to two mounted 65-inch LCD screens, projector, whiteboard and on-site catering available. Tables and chairs included in hire.

Can be used in conjunction with Training Room 1 and/or the kitchen.
